How buying works with us

Title. Public title deed (escritura pública) reviewed before publication. No irregular tenure, no ejido surprises.

The file. Measurements, predial, water, no-lien certificate and price-per-m² comparison sent before the visit.

Visits. Site visits with the local broker, in your language. Video walkthroughs for buyers abroad.

Offer. Written offer, escrow or notary trust account, and a closing calendar agreed by both parties.

Notary. You choose the notary. We prepare the file, coordinate appraisal and follow the deed to registration.

Foreign buyers. Coastal properties are held through a bank trust (fideicomiso). We coordinate the bank and the paperwork.

Closing costs

Budget roughly 5–8% of the price for acquisition tax, notary fees, appraisal and registration. We give you an exact figure per property before you commit. Nothing on this page constitutes a binding offer.

Yes. Inland properties can be bought directly; within the coastal restricted zone ownership is held through a bank trust (fideicomiso), which we coordinate for you.
